“ICEHouse99 Lofts” is a historic renovation and adaptive reuse of an old Cold Storage Warehouse on the banks of the Mississippi in downtown Memphis, TN. The existing warehouse and the neighboring building were to be transformed into a contemporary and modern urban apartment facility that provides one of a kind amenities while preserving the history and heritage of the buildings.
The concept consisted of removing the deteriorated middle of the neighboring building to create an open exterior courtyard amenity while beneath it the existing basements were transformed to house the parking requirements for the seven story building. Retail spaces were kept at street entry level and “river” balconies were added on the rear facing the river. New vertical circulation and an entirely new utility service, including trash disposal, had to be carefully planned to coexist peacefully within the heavy timber structure. The thick brick walls of the old cold storage warehouse were carefully fenestrated with new window openings to capitalize on sweeping views of the city, provide natural lighting and most importantly, provide a means for an independent mechanical system for each apartment unit.
